Free 25-Point Electrical Safety Inspection

A licensed electrician walks your home, checks 25 specific things, and leaves you written findings. No charge, no obligation, no pitch.

This is the same 25-point checklist we publish for homeowners to run themselves — except we bring a thermal camera, a multimeter and a circuit tracer, and we know what we are looking at.

It takes about 45 minutes. You get a written summary of what we found, sorted into what is fine, what should be watched, and what genuinely needs attention. If everything is healthy, we will tell you that and leave. That happens more often than you might expect in the newer Lake Mary builds.

What we check

  • Thermal scan of the panel under load — heat is the earliest warning of a loose connection, and it is invisible without a camera
  • Panel brand, age and condition, including the obsolete lines insurers now refuse
  • Service size against your actual demand, with an Article 220 load calculation if you are planning to add anything
  • Grounding and bonding, which very often does not meet the current NEC in 1980s and 1990s Florida homes
  • GFCI and AFCI protection everywhere the code requires it, tested rather than assumed
  • Surge protection status — whether the device is still alive or spent itself two seasons ago
  • Receptacles and switches for heat, looseness, reversed polarity and open grounds
  • Pool, spa and lanai bonding — a Florida-specific failure point
  • Service mast, weatherhead and meter condition
  • Circuit directory accuracy, corrected and relabelled while we are there

Why free? Two honest reasons. Most homes need something eventually, and we would rather you already know us when that day comes. And an inspection that turns up nothing costs us an hour but earns a neighbor who tells people we did not invent a problem. In this trade that is worth more than the hour.

There is no obligation and no high-pressure follow-up. If we find something, you get a written flat quote and you are free to take it to somebody else — several people have, and some of them came back.
